These countries have the exact estate maps on a large scale, created in a single coordinate system covering the whole country and upon which the regisration system of property rights.is based property registries, mostly computerized,are provided by central goverment offices, while the mapping of areas of real estate is at provincial level.
The greatest success in establishing the registry of property has reached Sweaden, wich created a single data bank on a property.
All land in Sweaden is divided into real estate. Objects in the country there are now approximately 4.5 million such objects. All of them are registered in several base registers of immovable property (real estate registry, land registry, the registry of buldings,the roster of the coordinates, adress and other register). Register of immovable property and land registry form the core of the database. In addition, it contains a copy of the registry of the tax authorities connected with real estate.
Register of the real property forms the basis for many elements of society activities, such as land registration, loans secured by real estate, taxation of real estate taxes, agicultural statistics, land surveying, registration of population, territory planning of settlements and regional planning.
registry is conducted by a lot of bodies around the country. Conducting the registry is basically the task of central government bodies, but there is also a large number of lokal government structures, wich are responsible for maintaining a register withing the boundaries of their jurisdiction. National Geodetic Service (Lantma teriverket) has leadering role.
The main task of land registration is to ensure the security of property rights and free access to information about them. Land registration system, which is streamlined and well-functioning is prerequisite for guaranteed security and assist the implementation of the transaction.
Land Registry is conducted by 93 land registration authorities. These bodies are partnof the legal courts and administrativy are submitted to the National Court Administration.
Members have direct access to the system for registration purposes and to obtain information. All over the country there are about 4000 offices attached to the system with the total number of terminals and personal computers, more than 25000. Only a small number of them belong to the registration authorities, while the bulk are owned by banks, credit unions, insurance companies, municipalities, sale real estate agents and other organizacions, which often require information about real estate.
In Norway the responsibility for cadastral maps is put on the Norwegian Mapping Authority (Norwegian Mapping Authority) and local services. And there is a fairly clear division of responsibilities between these bodies. In particular the Norwegian Mapping Authority creates cadastral maps in scale 1:5000 and 1:10000, which cover the whole coutry, including northern and remote regions. Local services are responsible for the cadastral maps in densely populated areas.
The Goverment is responsible for overall construction of the cadastral registry. Norway has established two types of such registries. National Register of immovable property addresses and buldings,contains information about the physical status of the rpoperty. This registry is supported by the Norwegian Mapping Authority and covers all country. The main electronic database contains information on economic and legal status of real estate.This register is also supported by the Ministry of Justice and the local courts.
